Jim Lord & His Web of Lies

Jim Lord of Phoenix, AZ is a “realtor and “contractor” who continues to scam people out of their construction money and never delivering his work. My husband and I met Jim at an open house for a different property, a friendly guy or so we thought, until it came time to get the house of our dreams that he promised us. He eagerly informed us that he had 40 some other properties that he was “flipping” and would love to show us some other ones. He buys houses on the low, and guts them and finds a buyer, and then the buyer chooses all the finishes to their liking. We thought this was a great idea, as we wanted to customize our own home but Jim made it easy bc he promised to finance the amount once it was done for the construction, materials and the whole 9. So we found our dream home which happened to be at address 15209n 10th st Phoenix, Az 85022. We agreed on a selling price and agreed we would pay extra for the customs we picked. He required a deposit for all materials for construction beforehand which he deemed non-refundable. Ok, totally fair, however, Jim never ordered the materials we paid him for, and strung us along for 8 months saying every 2 weeks that our home would be complete. We signed so many extensions addendums that our contract for the actual purchase of the home was void, as he attacked our agent and acted as if he were under qualified. When our agent would go to the house to see if anything was being done with our money, Jim would tell him he wasn’t allowed to be there as it’s a construction zone and it isn’t “safe”. All the while, our agent would go there and find there was no construction happening at all anytime ever. We sent Jim and his company $29,000 for materials which he claimed to have ordered from floor and decor. The day after he confirmed they had been ordered, he was unable to offer me a receipt of items paid for, and I called the store to be sure he did, and they informed me he never ordered them. Not only did he not order them, he continued to promise different parts of our dream home was being “installed tomorrow” and when someone would go by, nothing had been done. After 8 months, our home that was going to be “done in another 2 weeks” was completely down to the studs, toilets in the kitchen, no HVAC, absolutely nothing we had been promised, green algae pool, and no contract for purchase bc he refused to sign another addendum that extended it giving us any rights to anything. During this time, our children were waiting to start their new school in a new state, both my husband and I had transferred our jobs to another state all while Jim made promises he had no intention of keeping. Why I know this, is bc a week before we were finally packed up and ready to sign a lease on an apt near our new home while we continued to wait for it to be complete, Jim sent us this email-

Please note, there was not ONE box of materials that we had ordered months prior sitting on the floors, not one person was there working, not one thing had been changed that we had asked for, so where was our money? In Jim’s 40-other properties apparently.


So fast forward 1 week after Jim sends the email stating he would not be doing our home to our standards after the 8 months of waiting and being dragged through his lies and deceit, my husband passed away unexpectedly (from stress and mental health, likely triggered by Jim’s yo-yo, leaving me with 3 young children, 5,3, and 1. The second I sent the email to Jim informing him and his partner that my husband had passed away and that we would automatically be taking the first right of refusal on the house bc I could not move out of state now by myself with 3 toddlers, Jim and his partner Joe, both wrote me back immediately stating that they would return the money I deposited for materials immediately. That was 11/3/21. It is now Dec 2022, and Jim has disappeared, refused to respond to my request of him following through, nothing.
